In this blog we share the most common hidden costs in renovation projects and offer practical tips to avoid unpleasant financial surprises.

Why renovations often become more expensive

When planning a renovation people usually create a budget based on quotes from contractors and specialists. In practice we regularly see that projects still end up costing more.

This happens because some costs only become visible once the work begins. Hidden structural problems or outdated installations are common examples. Some costs are also simply forgotten during the planning stage. For this reason we always recommend keeping a financial buffer of about 10 to 15 percent of the total renovation budget for unexpected expenses.

1. Permits and administrative costs

Many renovation projects require a permit. This is especially true for structural changes or home extensions such as an extension, a dormer, or removing a load bearing wall.

From our experience extra costs often appear besides the permit itself. These may include:

- Construction drawings
- Structural calculations
- Architect or advisory fees

Municipal permit fees alone can already cost several hundred euros. This does not include technical drawings or engineering calculations.

2. Demolition work and waste removal

Most renovations start with demolition. Old kitchens, bathrooms, walls, or floors must be removed before the new work can begin.

- Removal of rubble and materials

Do not only include the contractor quote. Also consider costs such as permits, waste removal, and finishing work.

2. Keep a financial buffer
Always reserve at least 10 to 15 percent of your budget for unexpected expenses.
